Groups are the enquiry type most likely to fail at the first hurdle, and almost always for the same reason: the property cannot physically take them. Farm stays are houses and cottages, not hotels. Start with capacity and work outward.

How many properties can take a group

Across the 60 listings in our directory: - **The median sleeps 6.** Half our properties cannot take more than six people. - **22 of 60 sleep 8 or more.** - **Only 8 of 60 sleep 12 or more.** - The largest sleeps 40; the smallest sleeps 2. So if you are eight people, you are choosing from roughly a third of the directory. At twelve you are choosing from about one in seven. That is the constraint that should drive your search, and it is why "find a farm in Canterbury" is the wrong first move for a group. Sleeping capacity is also not the same as **bed configuration**. A property that sleeps 10 might do it with two doubles and six bunks, which works for one family and not for three couples. Always ask for the actual room and bed layout rather than the headline number.

Why groups often pay less per head

Farm stay rates are normally quoted **per property**, not per person. Holiday parks and hotels usually price per unit with a surcharge above two people. That inverts the usual maths. A property at NZ$400 a night is NZ$200 each for a couple and NZ$50 each for eight people. Across our directory the median is NZ$260 a night — which for a group filling a six-sleeper is NZ$43 per person, below a holiday park cabin. This is the strongest argument for a farm stay over any alternative for a group, and it is the one most people do not realise. Confirm it though: a minority of properties do add a per-person charge above a threshold.

What to confirm before you book

**Exclusive use.** Is the whole property yours, or are hosts and other guests on site? For a reunion or retreat this usually matters more than anything else. **Catering.** Across the listings that record their amenities, 67% include meals — but for a group, ask specifically whether that scales. Cooking for four is a different proposition from cooking for fourteen, and many hosts will happily do one and not the other. **Kitchen and living space.** A property can sleep twelve and seat six. Ask about the dining table before you assume Christmas dinner works. **Parking and access.** Rural driveways are narrow. Three cars and a van is a real question on some properties. **Minimum stay.** Groups are usually asked for two or three nights minimum, especially in summer.
